When you have your property managed with us you only ever have to deal with us. Why? Because WE are your tenant. We rent the property from you on a long term basis, and we then rent the rooms on individual AST\'s to our professional database of tenants.

We will even bring the property up to scratch for our tenants, and we start paying rent to you as soon as the property is ready.

How can you guarantee my rent?
We will essentially be taking control of your property for a fixed 3-5 year term and your rent is guaranteed because we take on all aspects of the management and tenanting of your property, and put simply, we remove the hassle for you.
Should not I just sell the property if it is causing me issues?
No! Your property is an asset and selling it because of headache issues could be a regret down the line. The best solution is to keep hold of the property, let the value increase and simply let us manage your property while getting your rent each month.
What type of properties will you take on and manage?
Ideally we are looking for properties with a minimum of 3 bedrooms and 2 reception rooms, or can be a combination (4 bed, 1 reception for example). Parking and a garden are added bonuses and if it is a little worse for wear in terms of condition, no worries – give us a call and we will be happy to discuss.
What are your fees for this?
Zero. Zilch. Nada! We make our money from the difference between what the tenants pay us in rent (shared accommodation), and what we pay to you (market rent for a family let). We do not have finder fees, management fees, or any other associated fees that get passed to you as the landlord.

I am not sure I am comfortable having my property used for shared accommodation.

How can I be sure my property will not get permanently damaged?
We take every step to ensure the tenants are properly vetted, and you have total and free access to the communal areas with no prior notice needed. We will do a monthly check, and a cleaner will be in every fortnight to note any issues also. We only advertise to working professionals and/or mature/postgrad students.
How much input do I need to have once you manage the property?
If you never wanted to contact a tenant, or visit the property again until the end of our agreed term then you would not need to. When we say property management we mean just that – round the clock management of your property. You’ll also get an update from us each quarter, should you want it.
What if I want to end our contract earlier than the agreed term?
Ideally, the freedom and peace of mind we offer will mean you would not want to exit early but we do understand sometimes personal circumstances can change. We simply ask for a 6 month notice period to end the contract early, in order for our tenants to be re-housed in a stress-free and timely manner.
Will I have to deal with tenants?
Nope! Never again if you did not want to. We will take away your continued headaches and tenant worries.
How do I receive my rent from you?
We will set up a standing order for the agreed amount each month and you can sit back and relax and enjoy life knowing that Splendid Living are managing your property.
Who pays for any repairs and ongoing maintenance?
As you will still be the landlord, you are still legally responsible for PAT tests, gas/electric safety checks, water systems etc but the difference is we will arrange it all and deal with the tradesmen. We will pay for minor interior repairs incurred by tenants, and not bill you. Our contract will outline specifically what are yours and our, responsibilities.
