FAQ for Tenants


What are my responsibilities as a tenant?
By signing an AST (Assured Shorthold Tenancy) with Splendid Living you will be in good hands. The most common duties you will need to abide by are: paying rent on time, reporting any damage, maintaining good order and cleanliness of the property and your room, and keeping the garden in good order.
What do I do if a repair is required?
Just ping us an email or give us a call. Don’t lie on it and wait, if it is not your fault you are not liable for the cost but it is in the interest of the others you’re sharing with that it is sorted, particularly with shared appliances such as the cooker, fridge or gas/electric. As long as you report it, we can deal with it and ensure your time in the property isn’t hindered by non-working appliances or damaged interior.
Will my rent increase?
Your rent amount will always be 100% fixed during the term of your tenancy agreement, and if any rent increases occur you will be told about them in advance, and they will not happen until the renewal of your tenancy agreement with us.
What if I want to move out?
Your AST will include any notice periods required to leave the property and as such will need to be followed. Just let us know if you want to move out and we will have a chat about the process and you will get your deposit back too when you leave providing the property and your room is in the condition it was when you moved in.
Can you or the landlord enter the property at any time?
Access to the property, including communal areas and your private room can be accessed but only with prior notice from us or the landlord. We will never invade your privacy by turning up on the door and letting ourselves in without prior warning.
Do I have to pay a deposit and is it protected?
Yes, as per usual on a tenancy you will be required to pay a deposit equal to that of one months rent at the start of your tenancy. We put this into the Deposit Protection Scheme, which ensures your deposit is safe and secure until the end of your tenancy.
Can I extend my tenancy at the property?
Absolutely! Just inform us in the months towards the end of your tenancy period and we will be happy to extend it for you.
Can I have pets in my room and/or at the property?
Unfortunately not in a shared accommodation set up. We have to be aware of every tenants feelings and personal space so it keeps an even ground if we do not allow pets into our shared properties.
Am I allowed to redecorate?
Usually this is not a problem for your own room, providing you get permission prior. Call us to discuss. Regarding the communal areas these must be kept as is from the day you move in.
What if I can not pay my rent?
It is all about communication. If you find yourself in a difficult financial situation then it is best to just let us know and we can help. There is always a pathway to a resolution providing you tell us your situation - we do not bite!
Do I have to pay bills and additional living expenses?
Rent in our shared properties are based on per room and include utility bills, TV & broadband, council tax and water rates. The only thing you’ll need to pay for on top of rent is a TV license for your own room.
